unique characteristics of the different areas and to define their
priorities. A well informed customer is able to leverage the knowledge
gained through the internet to a greater understanding and ability to

So, why a Realtor?
Initially I will probably show you
areas you haven’t considered. I have been a Realtor in Santa Fe for over
14 years and can point our the distinctive differences of areas and
relevance to where you plan to have your activities (retirement, work,
exploring the area, etc.). Most buyers don’t realize that 2/3 of the
work of the Realtor comes after negotiating a price to bring the
property to closing. There are many steps involved and it requires
experience to make the steps easy and without stress. I offer that my
experience and knowledge greatly help my buyers to find the home buying
experience a pleasant one that they approach with confidence.
Your broker’s business sense, character
and integrity are vital to the transaction and its success. I have
developed a solid reputation in the northern New Mexico real estate
business with the other top producers and all of the supporting service
providers. Almost every property listed in the Santa Fe MLS offers Buyer
Brokerage compensation paid for by the Seller removing any cost to the
buyer(s). Buyers/Transaction Brokerage requires a written agreement (a
standard form in New Mexico) that sets forth each party’s
responsibilities to one another.

What are benefits for the buyer?
Most states have varying forms of buyer
brokerage allowing the Realtor® to transfer their fiduciary (legal)
responsibility to the buyer(s) by a written agreement. What this means,
in a nutshell, is that the Realtor® is working for your interest in the
process of buying a property and distinguishes to the Seller that
premise. Upon request by the Buyer the representative can provide
comparable sales, negotiation skills and information (not confidential
information about the Seller) to assist in making an offer. This levels
the playing field for the buyer. |
